Guardian Landlord uses your tenancy start and end dates to determine exactly which maintenance requests are visible to you in the tenant portal. This keeps things private, organized, and fair — you only ever see requests that are relevant to your time at the property. Your Tenancy Window
When your landlord invites you to the platform, they set a lease start date for your tenancy. That date becomes the beginning of your tenancy window — the period during which you can see maintenance requests at the property.
The end of your window depends on your status:
- Active tenancy — your window runs from your lease start date through today. You'll see all requests submitted during your time at the property.
- Ended tenancy — your window runs from your lease start date through your lease end date. You can still see requests from your tenancy period after you've moved out, but nothing submitted after.
Why You Can't See Previous Tenants' Requests
Requests submitted before your lease start date are not visible to you — even if they relate to the same property or unit. This is intentional. Prior tenants' maintenance history is private to them and their landlord. It's the same reason you wouldn't expect to see a previous tenant's lease terms or correspondence.
This also works the other way: once your tenancy ends, new tenants who move in after you cannot see any requests you submitted during your time there.
Roommates and Shared Units
If you share a unit with roommates who are also on Guardian Landlord, you can see each other's maintenance requests — as long as they were submitted within your shared tenancy window.
This is by design. When multiple tenants occupy the same unit, a maintenance issue affects everyone living there. If your roommate submits a request about a broken heating vent, you should be able to see its status too. You won't need to submit a duplicate, and you can stay informed without needing to ask your landlord or your roommate for an update.
When viewing a request submitted by a roommate, you'll see their name listed as the submitter so it's clear who reported the issue.
