Welcome to Guardian Landlord. Your landlord uses Guardian to manage maintenance requests across their properties — and this portal is your side of that. You can submit issues, track their progress in real time, and message your landlord, all without a phone call. This guide walks you through accepting your invite, getting set up, and submitting your first request.
Step 1 — Accept your invite
Your landlord starts the process by sending you an invite email. You can't create a tenant account without one — this keeps your landlord's property data secure.
Check your inbox for an email from Guardian Landlord. It'll include your landlord's name and the property address.
Click the Accept Invite button in the email.
If you already have a Guardian Landlord account, you'll be connected to the property immediately. If not, you'll be prompted to create a free account first — it takes about a minute.
Once accepted, you'll land in your tenant portal where you can see your property and start submitting requests.
Step 2 — Add your phone number
Your phone number helps your landlord or the Guardian team reach you if there's an urgent issue with your property. It's also used for SMS notifications if you choose to enable them.
In the tenant portal, tap the menu icon and go to Settings.
Enter your US phone number under Contact Info and tap Save.
Step 3 — Submit your first maintenance request
Spotted a leaky faucet, a broken appliance, or a pest issue? Guardian makes it easy to report it — and keeps you updated as your landlord responds.
From your portal home, tap New Request.
If you're connected to more than one property, you'll be asked to choose which property the request is for.
Select the issue type (e.g. Plumbing, Electrical, Appliance).
Give it a title and describe the problem in as much detail as you can. The more context, the faster it gets resolved.
Set the priority. Use Emergency only for active hazards — flooding, gas smell, no heat in winter.
Attach photos or videos if you have them. Visual evidence is really helpful for diagnosis.
Tap Submit. Your landlord will be notified immediately by email.
Step 4 — Track your request
Once submitted, you can follow the status of your request from the portal at any time.
Go to My Requests in the menu.
Tap any request to open it and see its current status, any notes from your landlord, and the activity timeline.
Statuses move from Submitted → In Review → In Progress → Resolved. You'll receive a notification each time the status changes.
When your landlord marks a request as Resolved, you'll be asked to confirm. If the issue isn't actually fixed, you can reopen it.
Step 5 — Send a message
Need to follow up on a request or share more details? You can message your landlord directly within a request — no need to dig up their phone number.
Open any request and scroll to the Messages section.
Type your message and tap Send. Your landlord will be notified by email.
Replies appear in the same thread, keeping everything in one place.

What is Away Mode?
You may notice requests handled by "Guardian Landlord" instead of your landlord directly. This happens when your landlord has activated Away Mode — they're unavailable (travelling, on holiday, etc.) and have asked Guardian's team to handle new requests on their behalf.
From your side, nothing changes. You still submit requests the same way, and you'll still receive status updates by email. The Guardian team uses the same portal your landlord does — they can see your photos, history, and will coordinate with any service contractors on your landlord's behalf.
Invite a roommate
If you share your home, you can invite a roommate so they can also submit requests and stay connected.
From your portal home page, scroll to the Invite a Roommate section.
Enter their name and email, then tap Send Roommate Invite.
They'll receive an email invite and be connected to the same tenancy with the same lease dates.
Install the app on your phone
Guardian Landlord works as a progressive web app — you can add it to your home screen for one-tap access and push notifications, without downloading anything from the App Store.

You're all set
With your invite accepted, phone number added, and first request submitted — you're fully set up. The portal will keep you informed every step of the way, and your landlord is notified the moment you submit anything.
